Sachdeva Estates at a glance

Years in the Tricity commercial market
35
Established 1990 by Sh. Krishan Lal Sachdeva; led today by Sudeep Sachdeva and Mrs. Aneesa Sachdeva.
Live commercial listings
200+
Maintained through Office OnDemand — space we can check availability on today, not stock we own.
Commercial floor area under mandate
6,00,000+ sq ft
Published for lease and sale across officeondemand.in (227 listings, 13 buildings) and sachdevaestates.com, on super / built-up area, each physical space counted once across both. Stated as a floor, not a total. As at September 2026.
Punjab RERA agent registration
PBRERA-SAS81-REA1896
Verifiable on the Punjab RERA public register.

Areas as published by each holder, on super / built-up area — never carpet, and never a developer’s whole-building size. Size-ladder listings (the same floor offered at several sizes, or bare-shell and fitted) are counted once. Off-market mandates are published only as ranges and are excluded. Figures current at publication.

What We Are Asked To Do

Most engagements begin with one of five questions.

Commercial real estate is not one business. Buying income is not the same trade as leasing a floor, and neither resembles finding the right tenant for a building you already own. Five distinct mandates, five different sets of arithmetic — run by the same practice, so the answer you get accounts for all of them.

  1. “I want to buy a commercial asset.”

Office, retail and SCO assets across the Tricity — assessed on title, specification and exit before the price is ever discussed.

    Commercial investments
  2. “I want income, not a project.”

Pre-leased, income-producing assets. Grade-A pre-leased stock in the Tricity generally transacts at gross yields of roughly 5–7%. Where an asset sits in that band is a function of covenant, escalation and lock-in — we show you that arithmetic before the asking price.

    Pre-leased income
  3. “I need an office for my team.”

Requirement mapping to signed lease — a single floor to a full building, raw, warm shell or turnkey. A curated shortlist of three to five options within 48 hours, then site visits, term sheet and negotiation.

    Corporate leasing
  4. “I own a building and need the right tenant.”

Owner representation. Pricing against transacted comparables, positioning to occupiers who are actually expanding, and lease structuring that survives year three.

    Owner representation
  5. “I need to know what the market is actually doing.”

Rents, vacancy, absorption and developer track record for the Tricity — published as research, not asserted in a meeting.

Current Mandates

We publish the buildings we can.

Area, floor plate, possession date and where the commercials sit — in the open, before you enquire, wherever the mandate permits it. Where it does not, we say so plainly rather than dressing it up. Nothing shown here is a placeholder.

NOVA 245, Sector 75 Mohali — street elevation in daylight
Under mandateNOVA 245, Sector 75 Mohali — approx 69,248 sq ft across Ground + 7 on 8,656 sq ft floor plates, plus basement (77,904 sq ft including basement).

Sachdeva Intelligence

Thirty-five years of transactions is a dataset.

Every closed deal leaves evidence — what a floor actually let for, which covenant held through a downturn, where a sector’s rents turned and when. The practice has been accumulating that record since 1990. What is new is that we now read it against live inventory and publish what it tells us. That is what sits behind a recommendation here.

  • 35

    Transaction memory

Thirty-five years of closed commercial mandates across Chandigarh, Mohali and Panchkula — what let, at what rent, on whose covenant, and what happened next.

  • 200+

    Live inventory

Two hundred-plus commercial listings kept live through Office OnDemand, so what we tell you is available has been checked this week rather than remembered from the last one.

  • Ground knowledge

The detail no dataset carries — which building’s power actually holds at full occupancy, which landlord signs without renegotiating, which arterial road opens next.

  • Published research

The Research Centre puts our reading of the market on the record — vacancy, yields, micro-markets and developer track records. Selected reports are reserved for Investor Club members.

For Owners and Landlords

One side of the table. Yours.

Most owners meet this market one enquiry at a time, and price a building against the last listing they happened to see. A mandate changes the terms of engagement: the asset is priced against what actually transacted, put in front of the occupiers who are genuinely expanding, and let on a structure that still works in year three. One practice, accountable from mandate to signed lease.

  • Priced against evidence

Asking rent built from transacted comparables in your micro-market — not from the asking rents of buildings that have been sitting empty.

  • Put in front of real demand

Positioned to the occupier categories that actually take space here — IT and ITES, BFSI back-office, GBS centres, professional services, healthcare and retail.

  • Structured, not merely signed

Escalation, lock-in, CAM, security deposit and fit-out obligations negotiated as one commercial position rather than five afterthoughts.

  • Discretion where it matters

Full-building and confidential mandates are carried off-market, with the identity of the asset withheld until a named enquiry.

Under mandateThe Modern Office, Phase 8-B Mohali IT Hub — approx 1,10,000 sq ft, shell and core ready, immediate possession.

The Group

Three businesses, one transaction.

A commercial decision rarely ends at the handshake. The team that finds the asset is rarely the team that houses you while the fit-out runs, and neither is the one that gets the paperwork to hold. The group is built so the next step already has a home — same people, same standard, no re-explaining your requirement to a stranger.

Since 1990

Established 1990. Built for what comes next.

The first mandate this practice took was commercial. So were most of the thirty-five years of mandates that followed. What has changed is the apparatus around the judgement — live inventory, published research, and documentation infrastructure that did not exist when the firm began. The judgement is still the point; everything else is there to make it better informed.

  1. 1990

Founded in Chandigarh by Sh. Krishan Lal Sachdeva. First commercial mandate completed.

  2. 1998

Pre-leased asset advisory begins as institutional tenants enter the Tricity.

  3. 2005

Mohali’s IT corridor opens up — first large-format office transactions.

  4. 2018

Office OnDemand launched under Mrs. Aneesa Sachdeva.

  5. 2026

Research Centre and digital platform in operation.

Accountability

Advice here carries a name.

Institutions are easy to hide behind. This one is not built that way. Every commercial mandate is reviewed by the Managing Partner before it is put in front of a client, and the firm is registered, addressed and reachable during stated hours. If a recommendation turns out to be wrong, you will know exactly whose it was — which is the only reason the standard holds.
